EMERGENCY PLAN FOR TENANTS
Sometimes you may be faced with an emergency situation, an emergency is clearly defined as something that may harm someone or may cause further damage to the property if left unattended.
We cannot guarantee our Property Managers will always be available after hours, therefore if you are faced with an emergency situation and you contact GMP Real Estate on 9331 0111 however if you do not have a response from your Property Manager within a reasonable period of time, please refer to our instructions below:
OUR OFFICE HOURS ARE:
Monday to Friday 9.00am to 5.30pm
Saturday 9.00am to 12pm
If an emergency occurs outside of these hours please first try to contact our Property Management Team on 9331 0111.
Break in & damage to glass
- Contact your local police station and report the break in immediately.
- The police will give you a police report number – you must provide this report number to the Agent the very next working day as failure to do so may result in the cost of repairs being invoiced to you.
- If there is any other evident damage/s to the property besides glass damage this must be reported to the GMP Property Manager the next working day.
- If for some reason you are unable to speak to the GMP Property Manager or do not have a return call within reasonable period of time you may contact the following glaziers suggested by the Agent:

- You may instruct the glazier to forward the invoice direct to our office however if you have paid the invoice while the contractor was on site, the invoice must then be forwarded to the GMP Property Manager.
- If the glass breakage is attributed to damage caused by you, you will need to contact a glazier and pay for the invoice of which will not be claimable by the landlord / agent.
Hot Water System stops working or Not working upon arrival
- If it is a gas hot water system check that the pilot light is on.
- If the hot water system is gas - you can seek telephone guidance from the following contractor; * NOTE: this is not giving you permission to arrange repairs however is giving you permission to seek telephone guidance from our qualified plumber:

Gas Leak or Burst Water Pipe
Please contact one of our plumbers listed, if you do have a burst water pipe you must turn off the water mains immediately.

Street Lights Not Working
How to report a faulty streetlight

Lost Keys or Keys Locked Inside House
You may contact a locksmith directly however the tenant must pay the account. If you lose keys or lock the keys inside during business hours you may collect the office keys however you must provide the Agent with identification for security reasons and you must return the same keys released to our office either same day.

Impact to Building by Vehicle
This is an emergency, try to contact the GMP Property Manager then take the following steps:
- If a person is injured call an ambulance on 000.
- Call the police & obtain a police report number.
- Call SES (State Emergency Services) on 132 500.
- If there is burst water pipes call one of our plumbers listed and turn off the water mains.
- If there is electrical damage call 131 626 or our electrician as stated for advice and ensure you turn off the electrical mains.
- If there is water damage to the carpets call one of the suggested water extractor companies:-

- If there is any structural damage to the house, flooding or electrical problems do not stay in the house.
- Your Property Manager will contact the building insurer the next working day who will send an assessor to attend to any structural repairs.
Severe Storm Damage
This is an emergency, try to contact your Property Manager then take the following steps:
- Follow steps 1 & 2 above, contact Ambulance & SES
- If there are any burst water pipes call any of the above plumbers and turn off the water mains.
- If there is any electrical damage call our electrician and turn off the electricity mains.
- If there is water damage to the house contact the water extractor company as stated above.
- If there is any structural damage to the house, flooding or electrical problems do not stay in the property.
- Your Property Manager will contact the building insurer the next working day who will send an assessor and they will attend to any structural repairs.
The following situations are not classified as Emergency Repairs and must be reported to your Property Manager the next working day first thing in the morning.

Pest Control - defined:
Ants, mice, rats, cockroaches, flies, silverfish, earwigs is the responsibility of the tenants and the owner is not obliged to pay for treatment and the Agent suggests you purchase bombs/baits to treat infestation.
Bees: If you know you are allergic to bees and as such you believe your life is in danger if you have an infestation then we suggest you contact:

Remote Garage Door won’t open: First check the batteries on your remote control and replace if necessary, if opening to leave the premises and won’t open you may be able to open the door manually with a pull cord, if all else fails make a phone call to the door manufacturer/installer, their numbers are normally listed on the motor inside the garage connected to the roof, still stuck, contact the GMP Property Manager who may be able to assist although the only solution they may have is to ring their contractor, for further guidance only other than the manufacturer ring:

IMPORTANT NOTE :
IF YOU CHOOSE TO GO AHEAD WITH A REPAIR THAT IS NOT CLASSIFIED AS URGENT AND TREAT AS AN EMERGENCY THEN THE OWNER IS NOT OBLIGED TO PAY FOR ANY
EXPENSE INCURRED.
THE FOLLOWING UNDER THE RESIDENTIAL TENANCIES ACT IS CONSIDERED AN
EMERGENCY:
- (i) a burst water service
- (ii) a broken hot water service
- (iii) a sewerage blockage
- (iv) a broken sewerage fitting
- (v) a serious roof leak (vi) a gas leak
- (vii) an electrical fault likely to cause damage to property or to endanger human life
- (viii) a fault in the lift in the rented premises
- (ix) substantial damage caused by flooding, storm or fire
- (x) a broken refrigerator or washing machine where these are included in the tenancy
