How much is my property worth?

Our Property Manager will conduct a rental appraisal of your property at a time that is convenient to you and also provide you with recommendations on presentation and marketing strategies.

How quickly can you lease my property?

Your property is placed on our web site gmprealestate.com.au PLUS realestate.com.au, realestateview.com.au and domain.com.au and our rental lists within 24 hours of listing with us. Our Property Manager also has an extensive database of prospective tenants to draw from as well as Relocation Companies ensuring that your property is leased as quickly as possible to the best possible tenant.

What will it cost for you to manage my property?

As REIV members, we guarantee that our fees are set at the accepted industry rate. We understand that every property is different and are happy to discuss a fee structure based on individual Landlord requirements We promise to provide our Landlords with quality Property Management service and advice, therefore providing you with the best value for money.

What checks do you do on prospective tenants?

All inspections of your property are carried out "in person" by our Rental Property Inspection Agent. Our application forms are extremely detailed covering all aspects regarding income, employment, current and previous tenancies and are subject to multiple reference checks and a National Tenancy Database search.

How often do you pay me my money?

All tenants are due to pay their rent calendar monthly in advance. We process our landlords rent payments each day therefore your rent income is forwarded to your nominated bank account on the same date it’s received at our office.

How do you deal with rent arrears?

  • 3 days — Courtesy phone call to tenant and a reminder notice is sent to tenant. We advise you of the situation.
  • 7 days — 2nd Courtesy phone call to tenant and a 2nd Reminder notice sent to tenant. We advise you of the situation.
  • 11 days — The tenant is formally advised that a Notice to Vacate will be issued if rent is not received within 4 days.
    We advise you of the situation.
  • 15 days — Notice to Vacate is issued and an application to VCAT is made in consultation with you.
