We offer a range of comprehensive services and options, with the flexibility to satisfy every client.
Our Advertising Package
With your approval, we'll develop a cost-effective, professional marketing campaign using the advertising media at our disposal to make sure we attract as many potential tenants for your property as possible.
GMP Email alert is a service linked to our website that makes finding the right tenant easier than ever, by providing instant e-mail or SMS notification of properties that match tenants' requirements.
The Internet
Your property can be advertised on our website, as well as three leading real estate sites, all of which are regularly updated. Your web advertisement will include photographs. The Internet sites are gmpreaFlestate.com.au, realestateview.com.au, realestate.com.au and domain.com.au
Newspapers
We book space to advertise our rental properties with a photo in `The Moonee Valley Leader` our local newspapers each week and would be pleased to include your property upon request.
The GMP Rental List
Your property can be advertised on our comprehensive rental list distributed from our office.
Our Window Display
It will also be displayed in the window rental lists of our office to ensure maximum coverage.
‘For Lease’ Boards
Subject to Body Corporate approval, we can supply you a high-impact ‘For Lease’ sign for your property.
Thorough Tenant Selection
We maintain exceptionally high standards when it comes to selecting tenants to recommend to you. Stringent checks are conducted through nationwide databases and all previous rental, business and personal references are verified and employment details confirmed.
We will verify all information provided to us by prospective tenants on their application form and, we can carry out a search on the RP DATA base.
We will also consult you prior to placing a tenant in your property (unless you request otherwise).
Before recommending that you accept an applicant, we will also endeavour to verify whether:
The applicant provides accurate information, acknowledges their responsibilities and will appropriately maintain the property.
The applicant has secure employment and/or a sufficient income to cover rental payments.
Document Preparation
GMP handles all the document preparation and pre-rental logistics required to ensure your new tenant makes a smooth transition into your rental property.
We will:
- Prepare REIV-approved lease documents.
- We will add any special conditions pertinent to the property and your specific needs.
- Complete a condition report of the property, detailing the condition of all rooms and fixtures – before the tenant moves in.
- Take photos of the property– before the tenant moves in.
- Provide the tenant with a copy of the Consumer Affairs’ rental guide booklet, which explains the rights and responsibilities of both tenants and landlords as is required.
- Supply an information pack to the tenant about renting your property, outlining the tenant’s responsibilities.
- Collect the Bond and complete the Bond Lodgement form, as required by the Residential Tenancies Bond Authority.
- Provide the local water company with tenant details, to ensure usage charges are billed to the tenant (providing the property is separately metered, as per the Water Industry Act 1994).
Inspections
We will conduct routine inspections and provide you with an inspection report of the property and a progress report on the tenancy.
Repairs and Maintenance
We will arrange all maintenance to your property according to your instructions. In the case of non-urgent maintenance, we will refer all matters to you before taking action.
We have a full range of reputable tradespeople available, most of whom have been providing reliable service to us for many years. All are qualified, professional, and covered by the appropriate insurance. If you have a preferred tradesperson, we can record their details and contact them when required.
Rental Payment
We offer a number of rent payment methods for tenants, such as electronic payments, by credit card or in person.
Should a rent payment become overdue we'll chase it.
Statements
Rent is collected on a monthly basis (unless otherwise negotiated) and a fully itemised statement is forwarded to you.
Copies of maintenance invoices are also provided for your income-tax records. We automatically deposit your monthly rental into a nominated bank account, or if you’d prefer, we can post you a cheque.
Lease Renegotiations
Landlords and tenants are notified prior to the lease expiration. At this point, a new lease can be negotiated, or the tenancy can continue on a month-to-month basis.
Vacating Tenants
Provide them with a cleaning guide, as well as a list of recommended cleaners and steam cleaners, to ensure a hasslefree exit for all concerned.
We Inspect the property, and you are welcome to attend, we will give you a written report on its condition, and recommend if any work is required prior to re-letting.
Liaise with the vacating tenants to co-ordinate inspections for prospective tenants and any repairs required.
Conduct a final inspection and review the condition report that was completed at the start of the tenancy, to ensure the property is "left in the same condition ".
Organise for the bond to be returned to the tenant upon your approval and in accordance with the Residential Tenancies Act.
Victorian Civil and Administrative Tribunal
VCAT deals with disputes arising between landlords and tenants. In the event of a dispute we can:
- Apply and attend any tribunal hearings on your behalf to present the case.
- Ensure that the outcome of the hearings is followed through.
- Organise for the bond to be retained, deductions made or returned to the tenant, in accordance with the Residential
- Tenancies Act and VCAT orders.
Payments
To save you time we will pay the following expenses, on your behalf, from your rental income:
- Council rates
- Water charges
- Body-corporate levies
- Insurance premiums
- Any other property-related charges
Landlords Protection Insurance
We offer and recommend that you protect your rental income with "landlord insurance" and will arrange cover at your request.

In full compliance with the Rules of Practice of the Real Estate Institute of Victoria and the Estate Agents (Professional Conduct) Regulations 1987 we will provide you with the highest standards of honesty, integrity and professional practice.
Valuation
Sworn valuations & market appraisals are often provided for dispute resolution, family law property settlement, mortgage, probate or for accounting purposes.
